Drawing up together a formal research mandate. This document allows me to act for you, find a property for you, in complete legality.
This first phase is crucial for the success of our joint enterprise. That is why I consider it so important for us to meet, either on my premises or in your home, to discuss all the details in a relaxed setting. |

With a choice of two or three ‘test properties’. This allows me to narrow down certain criteria. |

Research phase |

I investigate properties on the market both by direct prospecting, and by consulting agencies, solicitors, private home-owners and internet ads.
I also make enquiries with municipal authorities and members of a neighbourhood, to unearth any possible drawbacks.
I will then accompany you to visit selected properties, and arrange subsequent visits if required.

Negotiation phase |

The moment I find the perfect nest for you, I take charge of all negotiaions and transactions with the vendor and/or agency (concerning price, time-limit, eg).
These negotiaions will then be made official by a formal sales agreement, drawn up by me, signed by you, counter-signed by the vendor on agreement.

Once I have ascertained that the vendor has fullfilled all the legal obligations (eg: accord with the Carrez law stipulating exact definition of the saleable surface, that asbestos checks have been carried out etc) I will contact your solicitor in order to draw up the formal sales agreement.
Mission accomplished.
