In the world of real estate there are always sellers and buyers. The real estate agent’s role is to bring the two together.
Either the seller has asked the agent to find a buyer in the framework of a sales mandate: it’s the real estate agent’s job. Or the buyer has asked the agent to find a property in the framework of a search mandate: it’s the property finder’s job.

Real estate agent :

The agency has a listing of properties for sale which it is mandated to sell. Before taking on the sales mandate the property has been valued.
The seller has been informed of this estimation and the asking price has been set in consequence. Naturally, infiNID screens potential buyers, guides all the visits and gives the seller regular updates. Our role continues through the provisional sales contract until the deeds are signed at the Notary’s office.

Property finder :

Defining the property as clearly as possible

The type, the location, the features, the budget etc.
Formalized by a search mandate, the document which lets me act legally on your behalf, to find what you are looking for.
In a real estate purchase project, this first step is very important for the success of our co-operation: therefore I attach a lot of importance to taking time to meet you either at my home or at yours so that we can discuss it, if necessary with your whole family, in an atmosphere of mutual trust.

Shortlisting

I select a shortlist of 2 or 3 “test properties” to allow me to fine-tune the criteria.

Searching

On the internet, through private sellers, agencies, notaries or direct prospection.
Visiting the properties. Research in the town halls and through neighbors to discover possible nuisance factors. A second visit of the chosen properties with you (of course further visits can be organized). Furthermore, being a member of the FNAIM and of Bourse Immobilière 73 Amépi” I am able to offer you properties to which my fellow members hold the exclusive sales mandates.

Negotiating

As soon as we have found your ideal home, I deal with negotiating the sales terms with the seller and/or agency (price, timing…)
This negotiation is formalized by a purchase offer, drawn up by me and signed by you. After acceptance it will be countersigned by the seller.

Finalization : the provisional sales contract.

After ensuring the seller has fulfilled all his obligations (measurements as required by the Carrez Law, testing for asbestos etc) I will make an appointment with a notary to draft the provisional sales contract.
